When you are apartment hunting, prepare a rental search plan. Be sure to know in advance what you want in an apartment and what you can live without. Decide in advance what areas of the city you could consider living in and make a list of apartment buildings within that perimeter.

Be sure to consider how far and how convenient it will be for you to travel to your job or your school or your family and friends. Also, how far is the apartment from stores, banks, hospitals, Church (if you attend) etc. If you have a car, make sure that there is adequate and convenient parking space 24/7. If you don’t drive make sure that there is close by public transportation.

Narrow your apartment locating to the size of rental unit you need. Studio apartment or one bedroom apartment or 2 BR apartment or more. Are you considering a furnished apartment or do you possible need a short term rental. If you are renting an apartment with a cat, dog, or other pet, you need to find out which apartments allow renting with pets and which do not. And, if they do allow pets, is there an additional security deposit required and if so, how much it is. Do you need an apartment complex with an exercise room or tennis courts or a pool or a recreation room, etc. or do you simply need and desire a nice clean and quiet pad.

Be realistic about what you can afford. Most apartment renting guides suggest that your rent should not be more than 25% to 30% of your income. This can vary depending on the income bracket, but be sure to be “real world” when budgeting additional apartment expenses such as heating and air conditioning and other utilities. If you fall short of affording the apartment of your choice, you might consider sharing an apartment with a roommate or roommates. Keep in mind that living with roommates can help you afford an upscale apartment or even, in some cases, luxury apartments, but it also has extreme restrictions to your privacy.

If you are familiar with the area and its neighborhoods, that gives you a distinct advantage for your apartment search. If, however, you are relocating to a new city or are not particularly knowledgeable about the city, you may want to contact an Apartment Locator or an Apartment Finder.

Once you narrow your search for apartments down to apts which suit your needs and desires you must be well organized & well prepared for your visits to the apartment complexes. When inspecting the rental premises be on the alert for unsafe conditions, excessive noise from traffic or playgrounds or neighbors. Visit the apartment building at night as well as the daytime hours. This will give you a more comprehensive understanding of the total space you will be residing in.

When you find the apartment complex that meets your renting needs and desires, you must be ready to put your “best foot forward” when you meet the apartment’s rental agent. This person may be the apartment building manager or a renting agent for the apts. You should prepare for this apartment renting interview in a professional and intelligent manner. Be advised that you are going to be asked to provide proof that you are a reliable prospective tenant. You are most likely going to need references from previous landlords. You may also be required by the apartments to show that you are gainfully employed and can afford the rent. Many landlords may require a credit report. If you are a first time renter and/or you have limited credit history you may be asked for references from family, friends, employer, professionals, etc. Likewise if you are renting with bad credit you will certainly want to come to the interview with a strong selection of references.

You are not necessarily restricted from apartment renting with less than perfect credit, but you may be required to put up an additional security deposit and possibly have a credit worthy person co-sign the apartment lease with you. Don’t unprepared for by requests for any of these things. Be sure to fill out a 100% truthful apartment rental application and come to the interview with references, proof of employment, credit information and any other renting resources at the ready. If you do have a credit history or renting history that might be detrimental, going through an apartment locator or apartment finder may be the best solution. They will present your history to the landlord for you, (make sure they are 100% truthful about it) and they can also be quite helpful and save you a lot of time because they most likely will know which landlords and apartments are more lenient in these circumstances. They can also advise you as to exactly what kinds of references and documents you might need to prove that you can be a responsible tenant.

You Have Located Your “Dream Apartment”

Once you have located your “dream apartment”, or as close to your perfect apartment as possible, now it is necessary to pay extremely close attention to the particulars of the rental agreement. An Apartment Lease is a contract between you and the landlord. Once agreed upon and signed by the tenant and the landlord, the rental lease creates obligations and restrictions for both parties. The most obvious covenants of the apartment lease are the length of the rental, (Six month lease, one year lease, two year lease, etc.) The amount of the security deposit, when the rent is due, who is responsible for what utilities. Also in that apartment lease, however, are stipulations, (sometimes in small print) that can cover a great variety of landlord and tenant obligations and restrictions. They can include, but are not limited to, the following:

o Maintenance of the apartment

o Care of the premises

o Cleanliness

o Insurance

o Governmental regulations

o Eminent Domain

o Nuisance and noise clauses

o Stipulations as to the circumstances whereby the landlord can enter the premises

o Use of Common Areas

o Keys and locks

o Loss or damage

o Parking

o Pets

o Plumbing

o What the landlord may do if the rent is in arrears

o What the tenant can do to bring the rent current before any kind of action might be started

o Non performance or breach of the contract by the renter

o Renter’s penalties in the event of early termination

o Circumstances which might cause the tenant or the landlord to break the lease prior to the end of the term

o Heat and other utilities

o Removal of goods

o Surrender or Non-Surrender of the premises

o Waivers of various obligations

o Prohibited reprisals

o Garbage disposal

o Recyclables

o And the list goes on and on and on.

Prospective tenants should read an Apartment lease thoroughly. Prospective apartment renters should understand everything that is contained in that lease and make an informed decision to be 100% accepting of all the provisions for both the tenant and the landlord, that you are positive that you can live up to your end of the bargain and that you are comfortable with the provisions on the landlord’s end.

If you do not understand every single clause of that apartment lease then do not sign it until you do understand it. If necessary and if possible, request assistance in interpreting the lease from a trusted source such as a knowledgeable friend or family member or employer or professional, or anyone else who can understand it and explain it to you. If necessary get legal advice. It can cost additional funds if you do not qualify for free legal assistance, but that additional cost might save you a ton of money and save you a ton of heartache and aggravation down the road.

If you do not agree with any of the provisions of that apartment lease and/or you feel that you can’t live up to the tenant’s obligations, or if you are not in agreement with any of the landlord’s rights under the agreement, then do not sign the lease until/or unless it can be changed to your satisfaction. If the apartment rental agreement cannot be amended to meet your needs and desires and comfort level then do not sign the lease and do not rent that apartment. The Apartment Rental agreement that you sign as a prospective tenant will not change once you become the actual tenant of that apartment.

There are many reasons to choose finding a furnished apartment. Sure, they cost more, but sometimes it’s actually more cost effective than the more expensive alternatives.

A common scenario is the business person who has never quite settled down. He is transferred almost annually and the stress of packing a huge household is not worth the effort. He found out early on that it’s easier to pack a few suitcases and simply move into his new furnished quarters, unencumbered with hundreds of boxes that most probably will never be unpacked anyway.

Other times it’s because they never bought furniture at all and it’s nice to have everything brand new every time they move. You can do a short term rental, or even a longer term.

Choosing this type of apartment means you could possibly have two separate contracts, which is ideally what you should have. Having your own contract for the furniture is terrific because you can choose what you want, make changes every so often (Want a new couch? Just ask!), and never need to watch your furniture get old and warn out – while you’re still paying for it!

It’s no different than leasing a car – you pay for the time you have the item. It doesn’t get old, and you can keep turning it in almost whenever you want. Actually, with furniture, by the time you pay for it, it’s time for new stuff, right? You might as well just pick out what you like and rent it.

This is the perfect way to redecorate every year, too, if this is what you like to do but otherwise couldn’t afford it. Who could? And it’s easy! Assuming you have your own contract with the rental people, you can look through catalogs, choose new items, and everything can be swapped out in a day.

Even though furnished units are an attractive option, there are some rental situations to stay clear of. Some places advertise “furnished apts.” But their target market is not the person we just talked about, it’s a low income family who can’t afford anything at all and probably never had any furniture. These rentals give them the opportunity to have a halfway decent place to live if their only alternative would be an empty place with a mattress on the floor and a box for a kitchen table. If you plan on doing some internet research or phone calling to plan your move, just be very careful about these places, unless of course this is exactly what you’re looking for. Just keep in mind the furniture in these places is probably worn out and dirty.

Also be aware of how the building, or the city, handles appliances. Some cities tend to provide stoves, refrigerators and even washers and dryers as part of the apartment rental – furnished or unfurnished. Other cities might provide the stove but you need to have everything else. Ask everyone you speak with on the phone exactly what appliances are standard and what you will need to arrange for on your own.

Nothing makes apartment living fun like a playful pet. Fido and Felix bring a number of new elements to an apartment other than the additional smell. On any given day pets add companionship, humor, personality, and tons of fun to even the most monotonous dwellings. Although dogs and cats lead the pack of domesticated pals there are a number of untraditional, unique, and exotically extravagant creatures available. So, if you are seeking a cute, small, or just out of the ordinary companion check out the little buggers that round out my list of Top Six Unique Apartment Pets.

6) Pot-Bellied Pigs- While slightly destructive at times, Pot-Bellied Pigs can be as easy, if not easier to train than dogs. They’re playful, curious, caring, surprisingly odorless, and they don’t bark. Natural “rooters” and highly intelligent, these pets can get quite stubborn in their desperate search to feed their addiction to food, learning to open cabinets, drawers, bins, and find their way into making a real mess of the kitchen. Keeping food locked up is only a fraction of commitment to caring for these lovable little oinkers. Pot-Bellied Pigs may require much care, financial, and time commitment, but make an extremely fun pet and incredible family member.

5) Hedgehog- Although not a very social animal, a tamed hedgehog can make a nice furry friend. With a life-span of 4-6 years, Hedgehogs are relatively easy to care for and are easy to feed with high quality cat food. When they feel threatened these animals will roll into a ball, poking out the prickly spines on their back. These spines are not a big danger, but getting a hedgehog used to human handling is one of the biggest steps in making them comfortable and you avoiding getting poked. A seemingly quiet animal, they don’t require a lot of attention and are great at entertaining themselves.

4) Chinchillas- Pets don’t get much softer or cuddlier than one of these very soft, furry creatures. Like most exotic mammals on this list, if handled from a young age Chinchillas bond very closely with their human owners. For a smaller animal they have quite the extensive life span, lasting about 15 years. An active and playful animal by nature, having a spacious cage and many toys available for the Chinchilla will add to their happiness and natural comfort level. Surprisingly, these little guys bathe in dust to keep their coat silky and smooth, so having a dust bath is a necessity. Does anyone else see the irony in the fact that an animal can bathe itself in dust to maintain a clean, shiny coat of fur?

3) Ferrets- A very mischievous animal, Ferrets can be highly entertaining. One of the more common animals on this list, Ferrets are known to sleep long hours (up to 18 hrs/day) and be very active during dawn and dusk. Most will adapt their sleeping and active times to fit that of their owner’s schedule. While they do have a reputation for having a musky smell, Ferrets are typically fixed and descented before being sold. Ferret owners should always try to be aware of the whereabouts of their pet as a ferret’s curiosity can lead it anywhere in the home. Living roughly 6-8 years, Ferrets make a really awesome and extremely fun apartment pet.

2) Prairie Dogs- One of the most social, playful, and active animals on this list, Prairie Dogs can make incredibly fun pets for an apartment. If trained very young to be around humans, these furry creatures become affectionate and very caring to their owners. With this need for affection, they require a good amount of attention. Feeding on rabbit pellets, hay, and the occasional treat, it’s fairly easy to keep a Prairie Dogs’ belly full. Make sure to have many chewable toys available as they do like to chew on things and you don’t want them to chew on you.

1) Sugar Gliders- This is the ultimate apartment pet. Sugar Glider’s are extremely social and bond naturally with their human owners. This in mind, these animals do require quite a bit of daily attention and interaction as without it they can at times become depressed or even die. A marsupial, the Sugar Glider is quite comfortable hanging out in a shirt pocket all day, cuddling close to its owner. They are a very endearing and non-aggressive pet that typically lives 12-14 years, so will make a wonderful long time pet that’ll connect well with its owner. Being small, fun, and easy to care for makes the Sugar Glider the perfect apartment pet!

Apartments and the Economy: How College Can Teach You to Survive Tough Economic Times

In difficult economic times, a college student’s parsimonious lifestyle can teach us how to cut back.

I was extremely careful with my money in college. I knew how much I could spend, how long the money had to last, and where my best investments were. This vigilance didn’t stem from an innate conservative disposition—like most students I would have blown every last penny within hours had I more money coming in—but rather from simple necessity. I was in school. I had expenses. But I could only work part time, and the money was not good. I was poor.

Even now, nearly 10 years on, I am still paying back my student loans. Except for a couple of rare instances, the knowledge that I have to watch my budget never left. Sure, I have a decent job that supports me. I am able to pay my bills. My student loans are difficult, but I try not to complain. I cannot save any money. I cannot travel. I cannot eat out every night. But I am staying afloat.

I suspect many people relate to my situation. The media covers this topic relentlessly. Every day I read articles about people losing their homes, jobs and savings. It’s depressing. But it’s prevalent. Only a select few remain unscathed by our struggling economy. For the rest of us, it’s time to buck up. Our country’s over-spending and over-indulgence has pushed us into a recession. The time has come to adopt a conservative mentality. Remember college. Remember planning a tight budget. Now use what you learned. It’s one of the most valuable skills you have.

Students today are worse off. They face a higher cost of living, fewer jobs, scant loan opportunities and heavier course loads. And when they do get out of college, the debt they inherit will far exceed the debt I faced only 10 years ago.

The Poughkeepsie Journal published an article about the situation. Here’s a sample:

A flagging economy, tight credit and rising tuition are teaching college students some hard lessons these days. And their reward for surviving until graduation? A lean job market and plenty of debt.

“We are in a daunting time – not only because of the financial crisis and the credit crunch, but also because state budgets are being pinched as well,” said Kim Anderson of Got Tuition?, a nonprofit group that advocates for college affordability. “One of the first places that gets cut when there’s a downturn is support for higher education.”

Tuition and fees for in-state students attending a public or private school rose slightly more than the 5.6 percent inflation rate this year, according to a new report from the College Board, which tracks higher-education expenses.

For in-state students at a four-year public university, those expenses will average $6,585 this academic year, according to the College Board. For out-of-state students, the average will be $17,452. The average bill for private colleges will total $25,143.

No denial can penetrate these facts. The forecast is grim. But from our struggles we grow. We find creative alternatives, spend our money wisely, and plan for the future.

Every city is the United States is facing these challenges. Some cities, like Atlanta, have a large number of colleges and universities. A large student body requires a large pool of apartments and real estate opportunities. Fortunately, there are numerous services and organizations in Atlanta. Apartment Finder is a good choice.
